At Oabitat, we’re here to make the process easy and stress-free. The only mandatory document you need is the CPF (Cadastro de Pessoa Física), which can be easily obtained online. This is a unique identification number issued to Brazilian citizens and residents for tax purposes. You will need to provide this number when registering the property in your name.

 

If you’re looking to invest in real estate in Brazil, a purchase equal to or greater than R$ 1,000,000 can allow you to obtain a permanent residency visa, also known as a “golden visa”.

International Wire Transfer

For transferring funds, we recommend going through a broker. The Brazilian real is not an international currency, so it is not possible to send Brazilian reals directly. Moreover, the Brazilian banking system is different, and a series of documents must be provided before the transaction to avoid any issues with the central bank. We work with a partner exchange bank and can assist you in organizing the wire.

Process

Once we find your dream property and the owner has accepted the offer, here’s what happens:

  1. Signature of the preliminary sales agreement with a 10% down payment. It is only after the signature of this agreement and the down payment has been paid that the property is secured!
  2. Following this signature, several documents from the seller are requested by the notary to check that the property is free of all debts. It takes approximately 2 to 3 weeks to obtain these documents.
  3. Once these official documents are available, the final signature and payment can take place as agreed in the sales agreement.
  4. Once the notary public deed is signed, the property will be registered in your name. It takes approximately one month to obtain the deed in your name.

Please note that in Brazil, the final signature and payment are done at the same time, so the funds must be ready for the final signature.

Additional Costs: In addition to the purchase price, there are a few additional costs to consider:

  • ITBI: Property transfer tax (governmental taxes) is 3% of the purchase value.
  • Notary fees: Around 1% of the purchase price.
  • Lawyer fees: It will depend on the lawyer you choose, but it is typically around 1% of the purchase price.
  • Our fees: Already included in the selling price, the commission is paid by the seller (5%).
